The_ Breizh Emeraude_ duplex flat, located in Saint-Malo's Rothéneuf district, will win you over with its ideal, peaceful location, close to magnificent beaches and shops. With its south-facing terrace, it offers all the comforts you need for a pleasant stay with family or friends, and is an ideal base for exploring the corsair town of Saint-Malo and the surrounding area. * Interiors of my holiday rental (2nd floor, no lift) > The flat has a large, bright living room thanks to the bay window giving direct access to the balcony. - The modern, open-plan kitchen has everything you need to prepare delicious meals. - The lounge area has a convertible sofa that can be used as a bed. - In the dining room, you can share your meals comfortably seated around a large table. > A toilet is located on the ground floor. Upper floor: > Two bedrooms, one with a 160x200 bed, the other with two 90x190 single beds. > A large dressing room on the first floor landing for storing your belongings. > A spacious bathroom with walk-in shower. > A separate toilet. The exterior of my duplex in Saint-Malo Le Breizh Emeraude has a balcony where you can enjoy outdoor meals in the garden (4 people can comfortably sit around the table, or 6 people a little closer together). Two deckchairs are also available for relaxing in the sun! * Facilities and services > 1 private outdoor parking space for 1 car. > Linen is included for stays of 3 nights or more. Beds will be made on arrival depending on the number of occupants. For stays of 2 nights, linen is only included for 2 people and is offered as an option at €18 per person for other occupants. > Arrival times are normally between 5 p.m. and 8 p.m. Late arrivals are possible until 11 p.m. with a supplement of €40 to be paid on site. No arrivals after 11 p.m. > A deposit of €400 by bank pre-authorisation (without debit) will be required one week before your arrival. * Around the holiday rental > Small shops (bakery, Carrefour Contact) are around 600 metres away, with the nearest supermarket 1 kilometre away. * Accessibility : As the flat is located on the 2nd floor without a lift, it is not recommended for people with reduced mobility.
