It's located in the heart of Gascony's Tuscany region, close to the Cistercian Abbey of Flaran, and the towns of Condom, Castera-Verduzan, Montréal du Gers, Eauze, Fleurance and Lectoure.

Covering 1 hectare, its wooded grounds offer panoramic views over the Gers countryside, sun and shade under a wide variety of trees and fruit trees. Wide walkways make it easy to get around. Parking spaces are plentiful.The south-facing terrace offers shade from morning to night. The east terrace is ideal for sunny breakfasts.

The 10x5 m swimming pool (open from June to October) is located at a distance from the house, for everyone's peace and quiet. Its wide wooden decking is ideal for sunbathing.
