Located in the Mont Blanc region above Sallanches, "Les Nivéoles" offers a magnificent view of the Mont Blanc chain from the hamlet of Outredière, which faces the Aiguilles de Warens mountain range and the foot of the Aravis massif. You may even recognise this spot from the scene of the microlight flight in the James Bond 007 film "Le Monde ne suffit pas", starring Sophie Marceau. The interior and exterior of this 3-star furnished holiday home are designed to provide a cosy ambience in winter by a roaring log fire, while in summer you can enjoy cosy evenings on the balcony or in the garden. Accommodation : The flat is functional, spacious and very bright, with a large south-facing balcony and private garden. There is parking for 2 cars. Basement: A private cupboard to store a pushchair or your sports equipment, hiking, skiing, golf, mountaineering, etc. A private washing machine/dryer in the shared boiler room. The flat is located on the garden level, accessible by an internal staircase and by the balcony overlooking the garden. It comprises : * A large living room with a table and cutlery to comfortably seat 6 guests. *A sitting area with a large sofa, coffee table and 104 cm wall-mounted television. A wood-burning stove (logs supplied) located between the living room and sitting room, with a removable child guard. * A separate fully-equipped kitchen: fan-assisted oven, microwave, fridge with freezer, dishwasher, induction hob, extractor fan, toaster, filter coffee maker, electric kettle, Senséo pod coffee maker, electric citrus press, mixer... Fondue set, raclette machine, electric plancha. * A bathroom with a washbasin and cupboards, a bath also equipped with a shower with thermostatic mixer tap, and a hairdryer. Bathroom linen and bath mats are provided. * A separate toilet. * One bedroom with 140x190 cm double bed and wardrobe. Bed linen and a seasonal duvet are provided. * One bedroom with two single beds 90*190 cm, whose mattresses can be linked by a "pont d'amour" (please let us know before your stay) and a cupboard with wardrobe. The room is large enough for two children to play in. Bed linen is provided, with summer or winter duvets. A baby kit is available on request: a high chair, a folding bed with a 10cm thick mattress, a baby bath with thermometer, a changing mat, a potty and a toilet seat reducer. Outside area: A 25m² private garden equipped with a gas barbecue and garden furniture for 6 people. The balcony is equipped with a 2-person garden table and is accessible from the kitchen, one bedroom and the living room. Nearby amenities: This is the ideal place to recharge your batteries at an altitude of 900 m, away from the hustle and bustle of the city yet only 10 minutes from Sallanches town centre and all amenities. You'll be as close to nature as possible, and the surrounding trails will take you to the Mayères and Doran mountain pastures at an altitude of 1,500m. For more experienced hikers, you can climb the Pointe Percée, the highest peak in the Aravis mountain range at 2,752m. There are also a number of climbing routes, including "La Pierre à Voix", 15 minutes from the house. The Doran waterfall, visible and accessible from Outredière, with its 70m drop, is a real eye-catcher. You'll be within easy reach of all the walks, hikes, Savoyard villages, sporting and cultural activities in the Mont Blanc region and, of course, the ski resorts of Cordon, Combloux, Megève, Saint-Gervais, Les Contamines, Chamonix... Les Nivéoles" is a condominium with three flats. The second owner's small family with two young children lives upstairs all year round. The house has central heating with water radiators. We welcome you all year round for stays of 1 to several weeks. The accommodation is equipped with everything you need to clean your linen and the flat: clothes line, iron and ironing board, household products, detergents, hoover and other cleaning utensils. The end-of-stay cleaning package is available as an optional extra at a cost of €80, to be deducted when booking or to be specified on arrival. Holiday vouchers are accepted for payment.
